A right of way, granted for a term.
A wayleave in land law is the right to cross land you do not own, granted by the owner, paid for and renewed. That is the shape of this engagement. The Wayleave is the agreement. The Book is the market. Fees are published because a fund should be able to decide whether this is worth a conversation without having to have one.
The structure
Two things, priced separately.
The Wayleave.
The master agreement with your fund. It grants exclusivity over every market covered, keeps each instance live and current, and runs for a term. Renewable. Nothing else is sold to anyone in a market you hold.
The Book.
The deliverable for one market, commissioned under the Wayleave. A complete Domesday Book: the acquirable universe, ownership traced to individuals, earnings sized firm by firm, the market economics, and the private cockpit your team logs into.
Fees
Includes the Wayleave for twenty-four months. Exclusivity over that market, the instance live, refreshed throughout.
Any subsequent Book commissioned under a live Wayleave. The method is built and the relationship is papered, so the second market costs less than the first.
Renewal after the initial term. Holds exclusivity, keeps the data current and the instance live. Lapses cleanly if you do not renew.
No retainers, no panels, no day rates, no discovery phase. The alternative to a Book is a commissioned market study, which costs more, takes longer and does not hand you the acquirable universe at the end of it.
How it works in practice
The rules we hold ourselves to.
One fund per market.
The instance is siloed and the exclusivity is real. Knowing every operator in a market is worth what it is worth precisely because the fund across the road does not. The first fund to commission a market holds it for the term, and we will not build the same market for anyone else while it runs.
Eight Books a year.
We deliver in two weeks because the method is built and because we do not take more work than we can do properly. The number is a constraint we publish rather than one you discover halfway through your mandate.
The market is defined in writing.
Each Book carries a schedule setting out exactly what the market is: activity, geography and size band. Exclusivity attaches to that definition, so both sides know what is held and what is not.
Your work stays yours.
Shortlists, pipeline status and call notes belong to your fund. Data refreshes fold new information in without overwriting a judgement your team has made. On exit, your pipeline record leaves with you.
